Due Diligence (Phase I/Phase II/BUSTR)

Our due diligence services provide buyers of property and facilities with a comprehensive assessment of the location and potential contamination issues that could adversely affect the identified property. Our due diligence services include Phase I and Phase II Environmental Site Assessments (ESA) – aimed at identifying recognized environmental conditions (REC) in connection with a subject property and the evaluation of the REC, if needed, through performing a Phase II ESA.

Conducting a Phase I ESA in accordance with ASTM 1527-13 satisfies the All Appropriate Inquires (AAI). Known as the “innocent landowner defense”, a property purchaser, or ‘user’, of the Phase I can potentially qualify for certain protections from past contamination. ENVi prepares detailed and comprehensive Phase I ESAs that are compliant with the ASTM 1527-13 standard.

Much in the same manner as a Phase II ESA, ENVi investigates current or historical leaking petroleum underground storage tanks (USTs) in an effort to comply with Bureau of Underground Storage Tank Regulations (BUSTR). Site investigations for BUSTR sites can involve a number of investigative or remediation activities. As such, ENVi makes it a priority to explore all options and considerations in advance in an effort to provide the customer a concise scope and estimated costs.

Beneficial Reuse/Waste Management/Recycling Assessments

Our commitment to sustainability as well as our desire to assist industrial firms to develop and implement environmentally responsible business practices has resulted in our Beneficial Reuse, Waste Management and Recycling service offering.

We can identify, characterize and transform cost-draining waste streams into profitable, recurring revenue streams, or lessen your current disposal costs. This service is of benefit for those companies seeking to increase their bottom line by decreasing costs associated with disposal of their generated wastes/by-products; not to mention extending the life of landfill space in our region.

Permitting – Storm Water

  • Storm Water Pollution Prevention Plans (SWPPP) & NPDES Permitting – ENVi can prepare appropriate NPDES permits and design a project SWPPP in accordance with Construction or Industrial Activity requirements.
  • ENVi can perform storm water sampling and reporting for NPDES permit requirements.

Air Emissions

ENVi qualified personnel can conduct air pollution emissions inventories for your facility or operation and provide de minimis documentation or administer air permitting in accordance with Ohio EPA Air Pollution Control regulations. ENVi consults best available technical resources to estimate air emissions and maintains such information to then assess permitting considerations.

Asbestos – Evaluation / Abatement

Throughout the State of Ohio ENVi manages asbestos evaluations and abatement projects. Your company can rely on ENVi to provide thorough, efficient and professional service. With decades of experience, our trained professionals including Project Managers, Supervisors and Technicians provide asbestos services in accordance with all applicable EPA regulations and professional best management practices. Compliance Monitoring Program

Identifying and addressing existing environmental issues is the essential first step in achieving compliance. ENVi also assists northeast Ohio companies in maintaining their compliance status through its regular monitoring program. Available on a monthly or quarterly basis, our program includes the inspection of air pollution controls and storm water BMPs; ENVi also can then manage and submit the required recordkeeping to the appropriate regulatory agency on behalf the customer.
